The coast of Bar, Montenegro, at sunset

To live in Bar all year, start with the centre around Topolica, Ilino and Makedonsko naselje: shops and services are on foot and the beach is 10 to 15 minutes away. For a holiday flat to use and let in summer, look at Šušanj, Sutomore and Dobra Voda, which have their own beaches. If budget comes first, the inland areas of Čeluga, Bjeliši and Polje are the cheapest.

Prices in this guide are based on asking prices in Albatros listings, October 2026. Across 148 apartments for sale in Bar, the median is €2,613 per m², with the middle half between €2,264 and €3,090.

How is Bar laid out?

For UK buyers: since 17 January 2026, residence based on property needs a property worth at least €150,000 for non-EU citizens, more than the median flat in Šušanj, Sutomore, Čeluga, Bjeliši or Utjeha. For the wider market, see Montenegro property prices in 2026.

Is the centre (Topolica) the best place to live all year?

For most people who want to live here, yes. Topolica beach, about 500 m of pebbles and sand, runs from the marina to the Željeznica river, with King Nikola’s promenade along it and King Nikola’s Palace, built in 1885 and now the town museum, behind it. The marina has 660 sea berths. Shops, schools and services are all on foot.

The median is €2,906 per m² (41 listings, middle half €2,484 to €3,366), and the median flat costs €180,000 for 61 m². About two-thirds of our listings here are new builds; older flats are cheaper per m². The centre has the most long-term rentals in our listings, at a median €600 a month. Browse property in central Bar.

Is Šušanj good for a holiday apartment?

Yes, and it works for living too. Šušanj is the beach suburb just north of the centre, linked to it by the seaside promenade. Its beach is about 1 km of small pebbles and sand, shaded by pines.

It is the best value on the town seafront: a median €2,469 per m² (16 listings, middle half €2,375 to €2,515) and a median flat at €144,500 for 57 m². Most apartments we list are new builds, and it has the most houses for sale in our listings. Long-term rents: a median €450 a month. See apartments for sale in Šušanj, and for summer income, our guide to buying a holiday home to rent out.

Is Ilino a good place to buy a new build?

Yes, if you want to be near both the beach and the centre. Ilino lies inland from Šušanj, across the main coast road, 1 to 1.5 km north of the centre and 500 m to 1 km from the beach. Much of Bar’s new building is around Ilino and Makedonsko naselje: 17 of our 21 Ilino listings are new builds.

The median is €2,509 per m² (middle half €2,308 to €3,100), and the median flat is the largest in our data: €173,000 for 66 m². Rents: a median €500 a month. It suits year-round residents who want a newer building for less per m² than the centre. Ask what is planned on the plots next door. Browse new apartments in Ilino.

A first sale by the developer includes 21% VAT and no transfer tax; a new flat bought from a private owner pays transfer tax, 3% on the first €150,000. Our guide for foreign buyers explains the costs.

What is Makedonsko naselje like?

It sits just east of the centre, about 1 km from Topolica beach and a 10-minute walk from town. It was built after the April 1979 earthquake, when construction firms from Macedonia put up 442 flats in low-rise blocks; the first residents moved in around the turn of 1980. New apartment buildings now stand alongside them.

The sample is small: 9 listings, a median of €2,907 per m² and a median flat of €168,000 for 51 m². It suits living all year close to the centre. See apartments in Makedonsko naselje.

What do you get for the higher price in Dobra Voda?

A beach of its own and mostly newer buildings. Dobra Voda is a separate village 10 to 12 km south-east of the centre, about 15 minutes by car. Its main beach, Veliki Pijesak, is 380 to 480 m of shingle and small pebbles facing west, so the sun sets over the sea.

It has the highest median in our data: €3,156 per m² (13 listings, middle half €2,628 to €3,333), with the median flat at €175,000 for 60 m². Long-term rents match the centre at €600 a month. It suits holiday use and summer letting, or living there with a car. Browse apartments for sale in Dobra Voda.

Is Utjeha too far from town?

For a holiday home, no. Utjeha is about 15 km south-east of Bar, 20 to 25 minutes by car, roughly halfway to Ulcinj: small pebble coves on a rocky shore among old olive groves. The best known is Uvala Maslina (Olive Bay), about 200 m long.

The sample is very small: 5 listings, mostly studios and one-bedroom flats in new buildings, with a median of €3,000 per m² and €107,500 for 43 m². Right now we list more land and houses there than flats. See property for sale in Utjeha.

Should you buy in Sutomore instead of Bar?

For summer letting, it is worth a look. Sutomore belongs to the Bar municipality, 7 to 8 km north-west of the centre, 10 to 15 minutes by car, with its own station on the Belgrade to Bar railway. It has a long beach of sand and fine gravel, with the ruins of the Haj-Nehaj fortress on the hill above. It is the municipality’s busiest summer resort. The downside: traffic from inland Montenegro to Bar runs through the town.

The sample is tiny: 4 listings, a median of €2,093 per m² and a median flat of €125,000 for 62 m², with more older buildings than elsewhere. See apartments for sale in Sutomore.

Where are the cheapest apartments in Bar?

Inland, 1 to 4 km from the sea. Most apartments we list there are new builds.

  • Bjeliši, between Makedonsko naselje and the railway station, about 1 km from the centre: median €2,083 per m², median flat €123,500 for 57 m² (5 listings).
  • Čeluga, 3 to 4 km inland towards Stari Bar: median €2,200 per m², €131,200 for 58 m² (6 listings), with rents at a median €500 a month. See property in Čeluga.
  • Polje, around the railway and bus stations: too few flats for sale for a reliable price, the lowest rents in our data (€325 a month), and mostly building land and houses. See property in Polje.

They suit year-round living with a car, or letting to long-term tenants. Above them is Stari Bar, a medieval fortress town at the foot of Rumija, damaged in the siege of 1877 to 1878 and in the 1979 earthquake. In nearby Mirovica stands an olive tree over 2,000 years old, protected since 1957. Around Stari Bar we mostly list houses and land: see property in Stari Bar.

  • Tivat airport: about 60 km via Budva, 1 hour 15 minutes to 1 hour 30 minutes. Its UK and German flights are mostly summer only.
